There are many factors that can affect how quickly you’re home sells. A home that is priced under market value, will typically sell very quickly verses a home that is priced over market value. The type of financing that a buyer uses can affect the closing time. For example an all cash sale can close within a couple of weeks verses a conventional or FHA (first time homebuyer) loan where additional steps are involved prior to closing.
In order to sell your home for top market value, you should take care of any necessary repairs (water leaks, plumbing issues, etc.) that need to be addressed. A distressed home will hold less value than a home that is freshened up and clean for potential buyers. It’s a great time to do touch up painting and finish incomplete projects that could help make a home move-in ready.
In my opinion – YES! A staged home makes it easier for buyers to envision what “home” could feel like. Too much clutter can detract buyers but when tastefully done, a staged home will hit all of the senses when a potential buyer walks into your home.
